Nebraska City's newest apartment complex will help meet the needs of older residents of the city.

Deb Holcombe, leasing director for Excel Development Group in Lincoln, discussed the residency requirements for the Nebraska City Senior Patio Homes at Hot Topics Wednesday morning.

The 28-unit complex, which is being developed by North Star Housing LLC of Kansas City, is currently under construction on Oak Street near CHI Health St. Mary's. Leasing is expected to begin early next year, according to Holcomb.

Because the project is considered senior housing, at least one resident must be age 55 or older, said Holcomb.

  The tax-credit housing project also offers income-based rents, which means that a two-bedroom apartment cost $485 per month. A single person who makes between $23,950 and $28,740 is eligible, while a family of four can make between $34,150 and $40,980 and still qualify for eligibility.

Holcomb said she anticipated that the rent would rise about 2 percent per year once the units are leased out in 2019.

Holcomb said that while the complex has no on-site leasing office, leasing agents can be available in Nebraska City to help potential residents fill out the nine-page application. Applications are processed within about two weeks, she added.
